Inspect AFAC (Affected Functional Attic Criteria)

That’s a lot of words. What does it mean? The attic is the area of the house that consists of multi-functioning systems. As a rule, these systems must work in harmony with each other. If they don’t, problems will occur. Plain and simple, Mold!

The first thing we as home and mold inspectors look for in the attic is mold. If mold is found, then one of the systems is not functioning, producing one of the following causes of mold.

Systems Identified:
   		Causes of Moisture Intrusion:
  
  • Roofing material and support decking
 Beyond useful life, damage, wrong materials. (leaks)
  • Structural framing supports
 Defects, sagging, missing components. (leaks)
  • Ventilation
 Viable flow is limited or nonexistent, exhaust fan dumps into attic. (vapor)
  • Insulation
 Not enough, installed wrong, vapor barrier installed wrong. (vapor)
  • Flashings and interfaces
 Installed wrong, missing, movement causing openings. (leaks)
